Three. That is what idealista showed on 30 October 2026: three new-build developments with homes under €200,000 in the whole of Málaga city, out of 95 listed. On Fotocasa, the same day, there were 2 homes out of 258.
In other words, almost all new builds in the city are above that figure. And the few left below it are concentrated in three neighbourhoods.
| Portal | New builds in Málaga city | Up to €200,000 |
| idealista | 95 developments | 3 developments with homes |
| Fotocasa | 258 homes | 2 homes |

Why are there so few affordable new builds in Málaga?
For years Málaga has had more demand than new homes. Land is expensive and scarce. And developers target the buyer who pays most, often a foreigner or an investor.
You can see the result in average prices. According to idealista, sellers were asking an average of €3,938 per square metre in Málaga city in August 2026, an all-time high and 5.1% more than a year earlier.
At that price, €200,000 buys about 50 m² on average in the city, and that includes resale homes. That is why what fits that budget in new builds are small homes in the areas furthest from the centre.
Where are the most affordable new builds?
The developments that go below €200,000 are in the city's most affordable districts, away from the centre and the coast:
- Puerto de la Torre, in the north, at the foot of the Montes de Málaga.
- Ciudad Jardín, next to the Guadalmedina river.
- Churriana, next to the airport.
| District | Average price (August 2026) | Annual change |
| Puerto de la Torre | €2,796/m² | +5,3 % |
| Churriana | €2,852/m² | -0,3 % |
| Ciudad Jardín | €2,715/m² | +16,5 % |
| Málaga city average | €3,938/m² | +5,1 % |
What you find in that price range are studios and one- and two-bedroom flats. That is exactly what first-time buyers, couples or people who want to rent out are looking for. And in new builds it is almost the only thing that doesn't come up.

What about resale homes?
There is more supply, but the asking price is rarely the final price. On Fotocasa there were 470 homes of all types up to €200,000 in the city on the day of the count. Many are decades-old flats, and to that figure you need to add the renovation, the kitchen or the bathrooms.
A new home comes with brand-new installations, the insulation required by current regulations and the ten-year structural guarantee (Building Act, LOE). You notice it in your electricity bill and in the first years of use.
Taxes change too. In Andalusia, a resale home pays 7% transfer tax (ITP), and a new one pays 10% VAT plus 1.2% stamp duty (AJD). On a €200,000 purchase that is about €14,000 compared with about €22,400, so it is worth factoring in when you compare. We explain it in detail in our guide to taxes when buying a house in Málaga. If you would rather look at resale homes, see our houses for sale in Málaga.
The cooperative as an alternative
One of the three developments under €200,000 is a housing cooperative. That explains a good part of the price. The future neighbours buy the land and hire the construction together, and each is allocated their home at real cost, with no developer margin. Payments are spread over the construction phases, instead of asking for everything at signing.
Because the price is the real cost, every member can see the construction figures at all times. It works best when the development already has the land secured and the building licence granted, because that is the stage with the most uncertainty.
Before joining a cooperative, it is worth checking:
- 📍 The land: whether it has already been secured and what its planning status is.
- 📄 The building licence: whether it has been granted or only applied for.
- 🧾 Stage payments: that what you pay before handover is guaranteed by a bank guarantee or insurance in a special account.
- 📊 The payment schedule: how much is paid at each stage and what part can be financed with a mortgage.

That is the case of Galaxia 31, six homes in Puerto de la Torre with the building licence granted, including studios and one- and two-bedroom flats. Plans and availability at galaxia31.com.
