Frequently Asked Questions

Everything you need to know about houses for sale in Málaga and the Costa del Sol

Buying a house on the Costa del Sol as a foreigner raises very specific questions: what taxes you pay, whether you can get a mortgage, how long the process takes or which area to choose. These are the questions our clients ask us most often. To go deeper, read our guide to buying a home in Málaga as a foreigner.

Yes. Anyone, whether or not they live in Spain and whatever their nationality, can buy a home in Málaga or on the Costa del Sol. You only need an NIE (Foreigner Identification Number) and, in practice, a Spanish bank account to pay taxes and utilities.

For a resale home you pay transfer tax (ITP), which is 7% in Andalusia. For a new build, 10% VAT plus 1.2% stamp duty. Notary, land registry and gestoría fees come on top. We explain it with examples in our guide to taxes when buying a house in Málaga.

As a rule of thumb, set aside between 10% and 13% of the price for taxes, notary, land registry, gestoría and lawyer, depending on whether it is a resale or a new build. If you buy with a mortgage, you will also need the deposit the bank does not finance.

Yes. Spanish banks usually lend between 60% and 70% of the value to non-residents, compared with a usual maximum of 80% for residents. They will ask for proof of income, your credit history and a valuation of the property. We put you in touch with banks and mortgage advisers who work with international clients.

It is the tax identification number for foreigners and you need it to sign the deed and pay the taxes. You can apply for it in Spain or at a Spanish consulate, or through a representative with power of attorney. We recommend applying as soon as you start looking.

Once the offer is accepted, the usual steps are a reservation contract, then the arras contract and the deed at the notary within about four to eight weeks. If you need a mortgage or the property has pending paperwork, it can take longer.

It is the private contract that secures the property until the signing at the notary. The buyer pays a deposit, usually around 10% of the price. If the buyer pulls out, they lose the deposit; if the seller withdraws, they must pay back double.

It is not compulsory, but it is highly recommended. An independent lawyer checks the land registry extract, charges, licences and that there are no IBI or community debts, and usually charges around 1% of the price. We explain it in our legal due diligence guide.

It depends on what you are looking for. Marbella and Benahavís are the heart of the luxury market; Estepona has seen the biggest rise over the last year, at 17.1%; and Málaga city combines urban life with strong rental demand. We help you compare areas with real data before you decide.

Yes. Some of the best villas on the Costa del Sol are sold discreetly, without public listings. We work with owners and partners who entrust these sales to us. We explain it in our article on the Costa del Sol off-market.

Yes. We arrange live video-call viewings, send you all the documentation and you can sign through a notarised power of attorney in favour of your lawyer. Even so, if possible, we recommend seeing the property in person before signing.

No. Since April 2025, buying a home no longer gives access to the Golden Visa. There are other routes, such as the non-lucrative residence visa or the digital nomad visa. We explain it in our article on the end of the Golden Visa in Spain.

The main ones are IBI (property tax), the refuse collection fee and community fees, which can be significant on developments with pools, gardens and security. If you do not live in Spain, you will also pay Non-Resident Income Tax on the property every year.

Yes. With our relocation service we coordinate the purchase together with the NIE, bank account, utilities, school and healthcare, through a single point of contact.
